CLEVELAND HEIGHTS SELECTS DEVELOPMENT PARTNER FOR PRIME REDEVELOPMENT SITE

   

CLEVELAND HEIGHTS, OH, 06/10/2019 - Cleveland Heights continues to be a desirable location for development and redevelopment. Situated just up the hill from University Circle, the Cleveland Clinic and a host of museums and cultural attractions, Cleveland Heights is a prime location for new businesses and residential dwellings.

The City is moving forward with redeveloping approximately 4.80 acres of City-owned land in the Cedar-Lee Commercial District, known as the Cedar-Lee-Meadowbrook site. On June 3, Cleveland Heights City Council authorized City Manager Tanisha Briley to negotiate a Memorandum of Understanding with Cedar Lee Connection, LLC (CLC) as the City's development partner for this project. This action was a result of Council's review of a development proposal submitted by CLC in response to the City's recent Request for Qualifications and Preliminary Development Proposals (RFQ/RFP). Cedar Lee Connection, LLC is comprised of two principals: Sequoia Realty Corp. and the Snavely Group with LDA Architects as the designated architectural firm for the project.

Cedar-Lee-Meadowbrook is located on land consisting of surface and covered parking areas and vacant land, in the heart of, and within easy walking distance to businesses in one of the City's most popular and vibrant commercial districts - the Cedar Lee District. This dynamic, pedestrian-oriented area is one of the largest commercial districts within the City, extending along a one mile corridor. Cedar Lee has an impressive variety of stores, restaurants, businesses and cultural assets including the Cedar Lee Theatre, the Cleveland Heights/University Heights Lee Road Library, Dobama Theater, and the City's own cultural gem, Cain Park.

The proposal submitted by CLC offers an excellent opportunity to create an amenity-filled development that will add to the unique character of the surrounding Cedar Lee neighborhood and the City. The proposal is consistent with the City's goal to create a dense, vibrant, pedestrian friendly and unique commercial, residential mixed-use development that leverages the placemaking opportunities of the site and the Cedar Lee District. Throughout the redevelopment, the City anticipates a robust community engagement and communications process involving current businesses and neighbors to solicit their input and address their concerns.
